Rent fee, services, refundable deposit and tourist tax payment need at arrival. All prices are include 18% VAT, but do not include the tourist tax, which is net 4%. Coupon discounts are available promotional periods, and returning guests.
In case of booking for more than 500€/7 nights, 50% prepayment is needed.
If cancelled or modified up to 14 day before date of arrival, only bank transfer cost fee will be charged.
If cancelled or modified up to 3 day before date of arrival, 20 percent of the total price of the reservation will be charged.
If cancelled or modified later or in case of no-show, 90 percent price of the reservation will be charged.
We ask refundable deposit for keys, and garage cards, in case you bring back to the reception, we will pay back to you..

We give the keys at the reception between 4:00-12:00 pm
Early check-in is possible for 10€ with prior arrangement, not guaranteed.
Late check-in is possible with prior agreement. please inform us a day before, thank you.

For late check-in, extra service between 24:00-08:00 we charge extra fee according of price list.
In every property has a maximum availability (with extra beds). Prices are valid for the number of booked person number. Extra guests with prior agreement up to maximum availability is possible before one day of arrival, fees apply. In case of not mentioned guest use the apartments, 100€/person penalty will charged.
In our self catering apartments, the price is included bed linen, towels, all charges for water, gas, heating, waste disposal, cable TV, internet WiFi and electricity. Guests must comply with reasonable usage and may be charged if excessive energy is consumed during their stay (i.e. Excessive heating fee if leaving heating run with doors and windows open). Air-condition usage (optional) fee is according actual price list. Cleaning once a week with bed linen change on 7th day, towels change twice a week on 3rd or 4th day. If you like more towels, or more cleaning, please ask at the reception.
We offer to our small guests (0-2 years) baby bed, baby bed-linen and high chair for 8€/night extra cost, prior reservation is required.
Children (2-12 years) price is 50% of the extra person price over minimum guest number.
Pets are not allowed.
The Guest agrees to ensure that the apartments left reasonably clean and tidy (including putting the clean dishes back, taking garbage to the disposal). The Guest agrees to pay an additional reasonable charge (5€/hour) to cover the expense of additional, unusual cleaning required because the Guest fails to comply with this clause. Toilets are not to be used for disposal of feminine products, prophylactics, wet wipes, cosmetics, cotton buds, children’s toys, or any other garbage.
The rental property incl. the furniture and the other contents are to be treated with care. The tenant is held responsible for the actions of other adults, children within the flat. The tenant is liable for all damaged goods, damage to the property or anything else related to the property, whether caused by themselves or their accompanying guests. If the damage exceeds of deposit, tenant is required settle of difference before departure. In case of irregular usage of the property have a right to move the group from the property. Please do not move fixtures and furniture from the place where they are at check-in time. The faults that are found before or during the rental period are to be reported to the advertiser immediately.
Smoking is not permitted inside in our Units (except some area in the Villa, and on balcony) and the Guest and any member of his or her party undertakes not to smoke inside the Unit. In case of smoking 100€ penalty will charged.
The Guest undertakes to keep the apartments and all the furniture, fixtures and effects in the same state of repair and condition as at the commencement of the booking period (reasonable wear and tear excepted) and shall pay to the Company or Owners the value of any part of the Unit, furniture, fixtures, fittings and effects so destroyed or damaged as to be incapable of being restored to its previous condition. Breakages and damage must be reported as soon as possible. The Guest must allow the Company or Owner and/or its agents to enter the apartment to inspect the state of it, on reasonable notice, save in emergency when immediate access must be granted. The Guest must not use the apartment or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or the Company or to any neighbors.
Community regulations must be respected at all times. AFTER 22:00 NOT ALLOWED LOUD NOISE from the apartments (balconies, terraces, garden, corridor). In case of loud noise after first notice all guests we have to move from the property, and in this case the deposit and the rest of the rent fee are not refundable. If neighbors call Police, guests have to pay the fines. This terms and contract relates to the Hungarian general and local laws.
